＜授業のねらい及び具体的な到達目標＞

現代の建築は、多数の利害関係者、技術、資源、制度等の複雑な関係によって生産される。本講義では、こうした生産システムを理解し、そこに工学的手法を適用するために必要であるシステム思考および、その現実への適用事例等について理解する。
Modern buildings are produced by complex relationships of many stakeholders, technologies, resources, institutions, etc. In this course, understand these production systems and understand the systems thought necessary to apply the engineering methods to them and the practical application cases etc.

1.ガイダンス：講義の概要の説明と建築生産にかかわる研究のリソースである統計資料、論文・文献、雑誌・業界紙、研究機関、研究者等の紹介によって学問領域の全体像を理解する。

4.建設業経営：建設業の財務データから、建設業のビジネスモデルの特性を理解する。

6.専門工事業者と建設労働：建設工事のうち、金額ベースで7割程度を担当するサブコンの経営の現状と問題点について理解する。

7.建築コストと生産性：建設産業の生産性はなぜ低いか、その構造を理解する。

9.入札契約：建設市場は、ミクロにみると、必ず対象となる1工事を複数の業者が取り合う構造を持っている。プロジェクトの運営には、入札戦略と競争政策を理解する必要がある。

10.発注者論：建築生産はまずクライアントが存在しなければはじまらない。発注者として機能するための必須事項を理解する。

11.建物経営：プロジェクトのコストには上限が存在する。このプロジェクトマネジメントの中核的な問題である、建築工事のファイナンス、いくらなら建ててよいか、について定量的な手法を学ぶ。

12.建物の価値、企業の価値：建物や建設関連企業は、株価やM&A時の取引時に価格付けが行われる。その価格算定の理論を理解する。

出席および数回のレポートによって採点する。定期試験は実施しない。
